Saint Petersburg is a unique region for suburban real estate
Today, many cottage settlements that fully meet modern requirements have been built by construction companies in this region. The suburban cottages they offer are not only well-equipped and comfortable but also feature original and diverse architectural solutions. Such convenient residential developments are purchased by Petersburg residents not only as dachas but also for permanent residence. Examples include the premium-class cottage settlement Rumbolovo, the elite-class settlement Lukomorye, or the business-class settlement Yanino.
Quite often, the object of purchase and sale is not only ready-made housing but also land plots intended for further development. The most expensive land in St. Petersburg is in the Kurortny and Petrodvortsovy districts. Less expensive categories include plots and country houses in the Vyborgsky district, Zelenogorsk, and the Primorsky district (up to the dam). The least prestigious, and therefore inexpensive, land plots and dachas are located in the area of the villages of Alexandrovskaya and Krasnoye Selo.
As for land and real estate in the Leningrad Region, the most prestigious properties are located in the villages of the Vsevolozhsky district, which encircles St. Petersburg in a semicircle. Their cost varies and depends on the following factors:
– proximity to the shoreline of lakes;
– the possibility of connecting sewerage and gas pipeline;
– availability of an asphalt road access to the plot;
– presence of coniferous trees on the plot.
A positive feature of the Vsevolozhsky district is that, unlike most settlements in the Leningrad Region which are only suitable for seasonal living, almost all country houses built here are suitable for year-round use.
Unfortunately, the inability to supply gas and arrange sewage is a very common problem in the region, characteristic even of such prestigious places as the Kurortny district of St. Petersburg or the Karelian Isthmus. The reason is the high level of groundwater.
