Apartments near metro are valued

A price map for apartments near Prague metro stations has been published

Another important price factor is the distance of the property from the metro station. The service Valuo.cz analyzed and published a map of the average cost of apartments located within 400 m of Prague metro stations (for some terminal stations, the radius is 1 km).

The researchers took information on property prices from online listings. Both secondary housing and new buildings of all types (brick, panel, etc.) in private ownership were considered. Apartments that had been on sale for more than four months were not taken into account. Average prices were based on listings posted in the period October-December 2020. Only apartments with an area of 65-95 sq. m that had undergone complete renovation were considered.

As it turned out, the most expensive metro station in terms of nearby apartments was Malostranskа. There, buyers paid an average of 211,700 crowns per square meter. Over the year, housing here rose in price by 25%.

As Vinegret.cz notes, the most affordable apartments near the metro are currently sold near the Rajskа zahrada station – 75,700 crowns per meter. Here prices rose by 17%. The authors of the study noted a significant increase in prices for apartments located in "good" bedroom communities.
