Kyiv residents value one-room apartments
At the same time, the sale of apartments in Kyiv has its own clearly defined trends that need to be mentioned. First of all, there is interest in the smallest – one-room apartments. The price dynamics are also not very encouraging for potential customers – the decline occurred in spring, but closer to winter the price level returned to its previous mark. Compared to last year, apartments of this type have not become significantly cheaper.
Demand has decreased, and with it, respectively, prices for two-room apartments. There was no such pronounced price jump here, but nevertheless, compared to last year, apartments of this type still became cheaper by about five percent. However, for both construction companies and their clients, this amount is significant given the current prices per square meter.
The greatest price reduction today is experienced by three-room combined-separate and four-room apartments – here the price per square meter has dropped by almost a third, and compared to last year they have become very affordable, but still not for the entire population. However, they do not attract buyers because the total cost due to the large area is still high for the average Ukrainian. The situation is slightly better with three-room combined apartments – here the price drop is also quite rapid, but it still does not reach the level of the previous category. And the demand for such apartments is still somewhat higher.
It is also worth noting that the price reduction for housing is mainly characteristic of brick houses, while buildings made of concrete monoblocks even have an increase in price per square meter – such buildings in Kyiv are of greater interest. However, perhaps soon the price level will even out a bit.
In the future, prices will also decline, but the overall trend for multi-room apartments will probably hardly affect one-room housing, which is a favorite of Kyiv residents. Its price in buildings of any type will decline in the near future, but at a very slow pace.
