Specialized real estate agencies have a huge selection of properties on Lakes Como, Maggiore, Garda, Lugano, Iseo, as well as in Liguria or Tuscany. Before purchasing Italian real estate, the buyer should have a clear idea of what they want to get. If they plan to buy a house, they need to know the approximate area, where the property should be located – near the sea or close to lakes; the number of rooms; whether there is a vineyard or garden on the property. In Italy, there are seasonal homes without heating systems. Their price will, of course, be lower. Most often, such properties are found near the coast.

This is just a small part of the wide variety of real estate offers in this country. The process of purchasing real estate itself includes several stages.
1. Searching and finding a property.
2. The property is reserved and a prepayment is made.
3. A tax code is issued and a bank account is opened. The tax code allows transactions for buying or selling real estate.
4. A notary checks all legal documents of the property if there has been a recorded residence in it.
5. A preliminary contract is prepared and then the documents are signed. An initial deposit of about 10% is mandatory. If the property is purchased in installments, this percentage may increase to 30%.
Fees and taxes are collected by the notary, who also handles the purchase agreement, and the buyer pays these expenses.
But it is worth noting that there are some nuances – personal presence in the country is mandatory when making a purchase. A visa to visit the country can be either a regular one (for 90 days) or a special one (then the stay in Italy itself or other European countries is doubled – up to 180 days). If you purchase real estate, that is a good reason to start a business in Italy. And another point to consider: foreigners are not allowed to buy agricultural land in this country.
