That is why long-term and medium-term investment strategies prevail in the real estate market. Long-term are those strategies that are designed for a period of 5-10 years or more. As a rule, the goal of these strategies is at least doubling the funds invested in real estate. Such strategies are based on the simple assumption that the real estate market generally moves upward, and the constant income from real estate rental allows compensating for possible temporary losses.
The simplest long-term strategy for investing in Moscow real estate is the 'buy and hold' tactic. It involves the investor buying a certain real estate property and receiving passive income from its rental. This tactic is the most reliable and using it, it is almost impossible to go bankrupt, but compared to other more dynamic strategies, this method of making a profit is significantly inferior in the overall level of profitability.
Significantly more risky and at the same time profitable is the tactic of long-term real estate investment using credit funds. For example, a person buys two apartments: one with their own funds, the second on credit. After that, the investor decides to rent out both apartments and use the proceeds to pay the mortgage. As a result, after a certain period of time, the investor gets the 'second' apartment almost for free. This option is especially beneficial in a long-term growing market, when the cost of the loan will be significantly lower than the cost of the apartment after a certain amount of time.
Medium-term strategies, unlike long-term ones, typically operate in a time range between 1 and 3 years. The principle of such strategies is aimed at capturing a temporary undervaluation of real estate as a whole or a particular segment. Such investors work with both their own and, predominantly, credit money, buying several real estate properties. Medium-term strategies show the best results during the price 'bottom' and the beginning of a new growth. However, during crises and stagnation, such strategies can lead to the investor's financial disaster.
As we can see, the real estate market is an extremely rich field for investment, where every investor can find their own tactic capable of bringing a profit incomparable to any other reliable investment of funds.
