In addition, the difficulty of finding a worthy offer is exacerbated by the limited choice of apartments available for sale at the moment. In some cases, when a delay in moving leads to serious problems in the buyer's personal life, one has to purchase almost the first suitable apartment. Newly built housing is free of almost all these drawbacks, but there are plenty of pitfalls there as well.

As many believe, a newly built house cannot have former residents, but this opinion is sometimes mistaken. Apartments in most such houses are sold at various stages of construction, including the zero stage, when there is not even a foundation pit yet. The task of a realtor is not only to talk about the advantages of what is still virtual housing, but also to secure the deal, because until the certificate of ownership is obtained, it is quite conditional.

Unscrupulous developers sometimes spring surprises: having received money for construction, they simply disappear. Therefore, a seller of apartments in new buildings has to combine many specialties in his work, from lawyer to psychologist. However, unlike secondary housing, new buildings have one important advantage – a variety of choice. Houses are usually built in a sufficiently large volume for a successful search for exactly one's own version of future housing.

Tactfulness in selecting offers in each individual case is the norm for most agency employees. But, unfortunately, even isolated cases of tactless behavior are a fly in the ointment in the complex and necessary work of a real estate sales professional.
