The shores of the Adriatic Sea are gaining popularity every year – investors from many countries consider them the new Mediterranean Riviera. Interest in buying real estate in Croatia is driven by the fact that this country is considered the most ecologically clean corner of the planet and its imminent entry into the EU.
Some time ago, real estate in this country was put up for sale at extremely low prices, while now they have risen by about 50%. However, it is still possible to find real estate at a lower cost here than in other European countries. Consequently, the price-quality ratio in Croatia is considered one of the best.
Buying an apartment in Croatia is not so easy. Private individuals and legal entities with Russian citizenship cannot participate in the purchase of real estate in Croatia. According to Croatian legislation, Russian citizens can only acquire a real estate property through a Croatian company or a company from a country that has a mutual agreement with Croatia.
Real estate in Croatia can be roughly divided into several types depending on the purpose of purchase: luxury villas, cottages on the seafront, apartments in megacities, or land plots for construction.
As everywhere, the cost of real estate in Croatia depends on the area and location. Moreover, in most cases, the cost of real estate includes the cost of furnishings.
Some expenses in the form of taxes, document translation, etc., do not exceed 10% of the price of the purchased real estate. Also, do not forget that by buying real estate in Croatia through a company, you can avoid paying 22% tax.
Compared to neighboring Italy, buying real estate in Croatia can be significantly cheaper, which explains the popularity of this real estate among Europeans. It is much more profitable to buy real estate in this country in autumn or winter, as its cost drops significantly during this time.
Croatia's entry into the European Union makes the acquisition of both residential and commercial real estate in this country a profitable investment decision. And the Croatian government has created favorable conditions to attract foreign investors: the rights of national and foreign investors are equalized.
