Notting Hill is one of the prestigious areas of London
The thing is that people have the opportunity to invest capital well. Because England has a high standard of living and a reliable legal system. Additionally, the very fact of buying property here confirms your high social status. That is why there is a constant interest in British real estate.
England is a prosperous country. The capital of England is London, or more precisely, its City area, which is an international symbol of business. Successful and wealthy people from different parts of the world come and settle in the City. Here is the concentration of a huge number of solid banks and financial institutions, multiple transactions take place here, and it is the birthplace of many new business contacts.
England also has centuries-old traditions with a rich cultural, historical, legislative, and political heritage.
In the capital of Great Britain, London, as well as its suburbs, property prices are the highest. The London districts of Belgravia, Notting Hill, Chelsea, Westminster, Knightsbridge, Soho, Holland Park, South Kensington, and several others in the city center are the most prestigious and expensive. Here you can find expensive mansions costing £3,000,000 or more.
Areas further from the center have less developed infrastructure and are therefore less prestigious. Here you can find property at a lower price, around £600,000.
A citizen of another country has the right to buy property in England to their taste and means with the right of freehold or the right of long-term leasehold. In the first case, it assumes the owner's ownership of the land plot and the property on it. Usually, private holdings are sold under such conditions.
The second type of ownership involves owning the building, while the land is owned under a leasehold for a period from one to 999 years. Flats in multi-story buildings are usually sold under such conditions. When buying such flats, you need to clarify the terms of the leasehold rights to the land plot. This term significantly affects the cost of the property being purchased.
In Great Britain, a foreigner can also get a mortgage. This is not a simple procedure, but it is quite feasible. A list of required documents can be found on the Internet. You need to collect all of them, and the main document will be one confirming that the buyer's income is legal. The loan amount provided to foreigners cannot exceed 70 percent of the property value. The loan term is 25 years. The down payment must be at least 30 percent.
For those who bought their first home in 2011, a temporary benefit was introduced. Namely, the threshold for the property value not subject to tax was raised from £150,000 to £250,000. The benefit was valid until March 25, 2012.
You can find suitable property on your own. Or you can use the services of an agency. But it is better to entrust the transaction itself entirely to professionals. This way you save your own time, which is necessary in such cases for studying laws and visiting various authorities.
By the way, the UK real estate market has some features that are absent in other countries. These include such a concept as 'gazumping'. This is when a preliminary contract has been signed and the seller announces that a more favorable buyer has appeared. Therefore, the seller will withdraw from the deal if the buyer does not agree to a higher price for the property. The buyer has to agree, even though they understand that this is a scam.
There is another legislative point that foreigners are not familiar with. Namely: if the buyer finds defects in the property after the transaction, the seller no longer bears any responsibility. Real estate agency specialists will provide you with qualified assistance in both cases.
After selecting the desired housing, the buyer makes an offer to the seller. The buyer states a price 3-10% lower than the listed price. When an agreement is reached, a preliminary contract is signed. A deposit of 5-10% of the contract value is transferred to the seller.
After the legal status of the property has been checked, the purchase and sale agreement can be signed. Then final payment is made, and the documents are submitted to the land registry, where ownership is registered.
If the buyer delays payment as specified in the contract, the seller is entitled to demand up to 4% compensation for each day of delay. The seller has the right to completely terminate the contract and not return the deposit money to the buyer.
The buyer receives the document of ownership of the property seven working days after submitting the documents to the land registry, and from then on they are the full owner of the property and have the opportunity to obtain a residence permit in England.
