Size and Prices
Choosing comfortable housing depends on four main factors: location, size, district infrastructure, and adequate price. Analyzing the secondary apartment market at Atlanta Real Estate Agency, it can be noted that most often in Lviv you can find offers for the sale of two-room options.
There are small-sized rooms with a total area of 33 sq. m. At the same time, the price is higher than an apartment of 60 sq. m. ($35,000 and $31,000 respectively).
The lowest price of $26,000 is set for a one-room apartment of 29 sq. m in the Frankivsky district of the city, located on the 9th floor. But, if compared with the size, the option is not the cheapest. For example, among the offers there is a one-room apartment with an area of 41 sq. m, its cost is $26,500. In total, the site offers more than 250 listings.
The size of three-room apartments ranges from 45 to 146 sq. m. The price range is from $37,500 to $260,000. The most expensive apartment is located in the Lychakivsky district.
The fewest offers are for apartments with a large number of rooms (more than 4) – only 37 listings. The smallest apartment in this segment occupies 72 square meters and costs $79,500. And in general, prices in this segment start from $54,000.
Approximately 15% of offers come with ready-made European-quality renovations. In half of the listings, it is indicated that the housing requires renovation. The price will be lower in this case, but the future owner will have to spend additionally.
Location of Housing
About 30% of listings offer to buy housing in the Shevchenkivsky district of Lviv. According to a study conducted in 2019 on how well residents feel here, the district ranked third out of 6 with a score of 3.31 out of 5 possible. Residents assessed the quality of life in the district according to 5 criteria: cleanliness; safety; transport (roads); quality of life; infrastructure.
This district turned out to be the leader among others in terms of safety. 19% of all respondents would like to live in Shevchenkivsky. The cheapest housing here costs $16,700 (an apartment of 26 sq. m). The most expensive option of 144 square meters costs $200,000.
The remaining districts of Lviv distributed offers evenly among themselves. In terms of infrastructure, according to the study, the Frankivsky district leads. The last place in the ranking is occupied by the Halytsky district (3.22 points).
As can be seen from the analysis of real estate websites, Lviv offers a variety of housing options in a fairly wide price category. And the maximum price of residential square meters depends on the basic criteria and preferences of a particular buyer.
