Prospects for the Crimean Real Estate Market

Today, investors are only taking a closer look at the Crimean real estate market

The vast majority of both developers and potential investors were not prepared for such a turn of events. This, in turn, provoked a certain "stupor" that arose in the real estate market, from which the peninsula is gradually beginning to emerge, with apartment sales in Sevastopol and other regions of the peninsula picking up.

First of all, most investors are concerned about the legislative aspect, which is currently in a state of limbo. In a situation where news reports change almost daily, we will operate with information relevant at the current moment. The transition to Russian legislation, announced by Prime Minister Medvedev and expected in the near future, will finally allow us to determine the nature of trends in the real estate market.

According to most experts, the situation on the peninsula will look as follows. After the legislative issues are resolved, the Crimean real estate market will experience a kind of boom, driven by interest not only from Russian investors but also from buyers from Belarus, Kazakhstan, and a number of other CIS countries. At the same time, these processes will be accompanied by a change in the price landscape – experts predict that by summer the price of apartments in Crimea will rise by at least 10-15%.

The real situation currently observed on the peninsula's real estate market can be characterized as a period of waiting. Despite the fact that actual home sales have stopped, there is now an active exploratory interest, which may turn into an active consumer phase in the coming weeks. Currently, while awaiting the resumption of notary operations, sellers and buyers are actively drawing up so-called deposit agreements.

Assessing the situation soberly, it is not difficult to assume that the current realities in the Crimean real estate market are a fertile period for speculators to become active. That is why, when it comes to purchasing real estate at present, it makes sense to cooperate directly with developers who offer to buy an apartment in Sevastopol and other cities of the peninsula on entirely legitimate terms. Thus, every consumer will protect themselves from possible problems and will have the opportunity to choose the housing they are interested in from a wide range of offers.
