Five Criteria for Choosing an Apartment

The Russian real estate market has proven in recent years that it is quite stable, and some of its segments even show development trends. And recent world events have prompted citizens to invest their funds precisely in this area. Moreover, Russian real estate attracts not only compatriots but also foreign investors.

In order not to be left without money and not to become another defrauded equity holder, citizens have to be very picky and selective when approaching the issue of buying an apartment. That is why it is necessary to be attentive and responsible when choosing any project. For this, there are criteria that developers' projects must meet.

So, the first criterion is project financing. The key to success is largely the source of construction funds. The developer can carry out the project using its own or borrowed funds. If the bank is not a participant in the project but simply provides funds on a loan or credit basis, and the developer due to some reasons defaults on payments under the contract, the bank may demand early repayment of the credit or loan debts, which will undoubtedly affect the borrower's credit history. It is no secret that a couple of years ago, large banks covered their losses at the expense of projects, and as a result, equity holders were left with nothing. Therefore, it is important that the bank is also a participant in the project.

The second criterion can be called low building density. Good developers today are abandoning the idea of building up all available land plots. They follow research by scientists, according to which people prefer to live in less built-up areas of cities, as such areas are largely convenient and comfortable for living and have a beneficial effect on human health.

Another criterion is price accessibility. For investing funds, the most suitable is the initial stage of construction, because prices here are at a minimum level. However, a low price alone is not a guarantee of successful completion of construction and acquisition of an apartment into ownership.

The fourth criterion is a good reputation of the developer. It is worth reviewing the track record of several developers and choosing the most reliable and successful one. The business partners of developers are also important; they should also be paid attention to.

And finally, the last criterion is transport accessibility. Naturally, apartments in city centers are the most expensive. But there are also advantages: good infrastructure, transport accessibility, safety. With distance from the center, the price decreases, but the requirement for the ability to reach a particular place remains high.

In cities with a subway, an additional criterion is proximity to metro stations. It is believed that apartments within a 15-minute walk to the metro meet the requirements of transport accessibility.
