Despite its high cost, Swiss real estate attracts many foreigners

Among our compatriots, as well as buyers from around the world, Swiss real estate has always been in particular demand. 2012 was no exception.

As in previous years, the outgoing year saw price increases on almost all types of real estate in Switzerland. According to statistics, over just eleven years – from 2000 to 2011 – apartments in Switzerland rose in price by more than thirty percent; rental rates did not lag behind, with an increase of 30.8% over the specified period.

In 2012, the trend of increasing real estate prices in Switzerland continued: experts examined data obtained over three quarters. It was found that in just over six months, Swiss real estate rose in price by an average of 6.9%, and rental rates, adjusted for inflation, increased by 3.27%.

According to market researchers, real estate in Switzerland today and always shows such a steady increase in the price of apartments and villas for a number of reasons. Firstly, among the factors that have a significant impact on the real estate market are affordable mortgage programs – an increasing number of buyers can participate in shaping the real estate market. Secondly, one should also take into account the small number of vacant listings, which causes prices to rise so rapidly.

And, of course, one should not discount the increase in the number of immigrants, which also raises demand for existing real estate listings, increasing their price. According to statistics, over the last four years alone, more than 330 thousand people have moved to this country for permanent residence.

And yet, even the continuing rise in the price of Swiss real estate does not reduce the number of those wishing to become owners of a country villa or modern apartments. The main buyers in the market are considered to be from Europe, while for our compatriots, Swiss real estate is a reliable place to preserve and increase their savings.

According to analysts, next year the growth in real estate prices in Switzerland will be at least five percent, and demand from our compatriots will remain stable due to the attractiveness of this direction.
