According to press reports, the real estate market is currently stagnating, but among all types and numerous options (cottages, land plots, commercial and residential real estate, cottage villages and townhouses, as well as various directions) the objects located closest to the Moscow Ring Road have undergone the least changes.
In addition, agents and entire companies carefully analyze and monitor the development plans of the road transport system. After all, in the end, suburban real estate in the Moscow region grows in price exactly where infrastructure and access possibilities gradually improve. This means that in addition to the construction of new facilities, the number of stores and other infrastructure facilities interesting to buyers increases.
Another interesting trend reported by many agencies is also curious. Traditionally, the desire to live outside the capital raised prices in the near Moscow region. Now the situation is somewhat different – in particular, the cost of properties in Moscow itself is rising, while most non-luxury properties in the Moscow region are slightly losing value.
The preferences of potential buyers by direction are also interesting. In particular, companies are already noticing a growing interest in the Minsk Highway as the main competitor of the more popular and almost unattainable directions 'Rublyovka' and 'New Riga'. It is in this direction that more premium-class properties are now appearing.
The geography of the current market and the picture for suburban housing, as always, retains leadership for the Rublyovo-Uspenskoye Highway, the most discussed and most interesting direction of the Moscow region for premium-class buyers. However, experts say that the Novorizhskoye Highway is practically not inferior to it. It is mentioned in various ratings as the fastest, most prestigious, with the most modern construction.
However, for thoughtful buyers, the trends in buying or selling housing will not be of primary interest, but rather the price-quality ratio of the houses purchased in the Moscow region.
