Diversity of Types of Suburban Real Estate

Offers in the suburban real estate market are not limited to summer cottages and village houses, but are becoming increasingly exotic: quad houses, townhouses, and cottages located in cottage-type settlements with original names. This is confirmed by offers from those wishing to buy or sell a house in Vishnevoe, Kyiv region, Bucha, Vorzel, or many other suburban towns. The choice of suburban housing options is simply overwhelming. Therefore, it is worth carefully considering the features and advantages of each type of suburban real estate.

Suburban real estate is usually divided into two types: detached and attached houses.

The first type includes cottages, estates, and villas. Such real estate is more popular among buyers for reasons of security, privacy, independence, as well as a wide selection of houses in different price categories, sizes, and locations, allowing you to choose the necessary housing option.

Cottages are usually located on the territory of cottage settlements and are equipped with their own utilities. The design and arrangement of the adjoining area depends on the wishes and imagination of the owner: from placing a standard Russian banya to a Japanese rock garden.

Attached houses usually include townhouses, quad houses, maisonettes, villetas, duplexes, and twin houses. Such buildings are designed for multiple owners. This type of real estate is perfect for an extended family, allowing several generations of one family to live under one roof while still having separate space.

Attached houses are divided into classes depending on the quality of materials used in construction – from economy to premium. Attached houses are located either outside the city or in the suburbs in green areas with good ecology. Townhouses have a vertical layout and have on the first floor either a garage or a living room and kitchen, while other 'private' rooms such as a bedroom, children's room are on the floor above.

All other fancy names are varieties of townhouses with slight variations. Duplexes are houses designed for two families. Twin houses have a slightly larger area compared to duplexes. Quad houses are characterized by compact site development. A villeta is a townhouse with an 'Italian character', which is characterized by the presence of open terraces, attics, verandas, swimming pools, which places it in the business-class suburban real estate. Lane houses are several cottages that stand close to each other, but have separate entrances and own land plots.

Disputes between owners of attached houses about the use of the land plot adjacent to the building are not uncommon. Typically, for each apartment in an attached house, plots of 6 to 7.5 hundred square meters are provided.

Recently, the popularity of low-rise buildings designed as standard apartment buildings with fewer floors has been growing. Typically, the number of floors is 2-3 per building.

Demand for suburban real estate is constantly changing, and the market offers new housing options for every taste and budget: from organized business-class cottage settlements to economy-class apartments in a suburban low-rise building.
