Office premises are divided into five classes – A, B, C, D, and E. Each corresponds to specific types of premises. The highest class is designated 'A', and then in descending order. We will start our overview in reverse order.
Class 'E' premises are located in unsuitable places (basements, semi-basements, and uninhabitable apartments) and are not ready for use. The rental price for such premises is minimal, demand is low, and they can serve as a short-term refuge during temporary difficulties.
Class 'D' premises have minimal differences from the previous one. They are conditionally ready for operation, but their technical condition requires immediate repair. Rent is slightly higher here. They are usually used by the same category of tenants as in the lower class, but they can continue their activities without interruption.
Class 'C' premises are the most in demand. They are mainly located in administrative buildings of former research institutes, factories, closed educational institutions, and were built in the Soviet era. Most often they have a minimal level of comfort but a very convenient location. If you want to rent an office here, be prepared at least for cosmetic repairs. Such premises are in particular demand among small business representatives because rental payments are quite affordable.
Class 'B' premises are located in specialized office buildings, both newly built and converted from former hotels, dormitories, etc. As a rule, they are fully ready for operation and equipped with everything necessary, including furniture and office equipment. The rental price varies over a fairly wide range, influenced by additional factors such as floor level, location, time since last renovation, etc. Class 'B' offices are popular among medium-sized businesses and small foreign companies.
New business centers are built for class 'A' offices. These are not just office buildings, but multifunctional complexes with conference rooms, bars, restaurants, gyms, and much more. The level of comfort and prestige determine the user base. Showing one's status, which is ensured by renting an office in a business center, sometimes becomes a decisive factor in such a choice. Offices of this class are intended primarily for those who put their prestige first. Rental costs are highest there, and the amount varies depending on floor level (the higher, the cheaper).
