Price Changes in the Krasnodar Real Estate Market

So, the average price per square meter of housing in Krasnodar and Krasnodar Krai over the past week was 58000 rubles, showing a minimal increase of 0,06% compared to the same period.

At the same time, the price change dynamics suggest that this indicator will only decrease in the near future. Since at the beginning of the week the price was 59800 rubles per square meter, but by the end it reached 58000 rubles.

As many Krasnodar real estate websites note, prices for one-room apartments have hardly changed, showing slight downward fluctuations in the city's real estate market. The average price for such a property was, according to statistical data, 2320000 rubles.

Prices for two-room apartments, having increased in the middle of last week, also slowly began to decline. In recent days, their dynamics have not changed. The average price is 3640000 rubles.

It can be concluded that prices in the most popular segment of the real estate market of Krasnodar Krai are now frozen in anticipation of currency fluctuations. Their overall downward trend was influenced by the fact that, with the help of current state policy, new buildings in Krasnodar received support in the form of preferential mortgage rates. This stimulated buyers to increase their demands in the primary housing market, and sellers to lower prices in the secondary market.

Price indicators for three-, four-, and more-room housing in the Krasnodar Krai market, on the contrary, have risen slightly in recent days. Observation of their dynamics suggests a further gradual increase in their indicators. The average price for a three-room apartment in Krasnodar over the past week was 5440000 rubles.

The highest price increase is currently observed for multi-room housing. Moreover, current indicators have exceeded those of a week ago by almost 5%.

Based on the above, it can be assumed that sellers of three-room and larger housing saw in current events a prospect of increasing buyer interest specifically in their segment. Possibly, this is due to the fact that the price of new multi-room housing in Krasnodar Krai still remains unaffordable for most buyers, despite improved mortgage conditions for new buildings.

It should not be forgotten that Krasnodar, as a relatively young city, is among the megacities with inflated housing prices, where there is consistently high demand for one- and two-room apartments, and prices above the national average are the norm.
