As ZIA valda real estate deputy director Gintare Mikuchenite says, one-bedroom apartments of 35-40 sq m are especially popular in the capital. In other cities, apartments of that size are almost never built, as people are willing to pay a little more to buy spacious housing. According to the same data, over the past five years, 52% of apartments built in Lithuania have been built in Vilnius.
It is possible that this year domestic buyers will also add to the demand for Lithuanian real estate, since after the country's accession to the EU, owning real estate in Lithuania and a Lithuanian visa will give the owner the right to travel visa-free within EU countries and officially work in some EU countries. Buying real estate in Lithuania guarantees obtaining a long-term visa, and later, if all formalities are met, it is quite likely to obtain full citizenship.
As for the laws regulating the acquisition of real estate by foreigners, according to experts, they are aimed at balancing the rights of ownership and rental of real estate. In any case, there are no restrictions here for non-residents to buy real estate.
The greatest interest is in real estate in cities such as Vilnius, Trakai, Klaipėda, Nida. According to the portal Baltkurort.ru, a good mansion in Vilnius costs $40-80 thousand; a two-bedroom apartment in Kaunas – about $10 thousand; in Vilnius – on average $15 thousand. The notary fee when buying real estate is 2% of the cost. One must only consider the fact that utilities are very expensive in Lithuania – in winter, monthly expenses reach $70-150 depending on the size of the apartment.
