Apartments near Prague metro stations are more expensive
The service CenovaMapa.org analyzed the situation and published a map of the average cost of apartments located within 500 meters of Prague metro stations (for some terminal stations the radius is 1 km). Prices are given in Czech crowns per square meter (at the time of publication of this material, 1 US dollar was equal to approximately 20.5 Czech crowns). The diagram also shows the planned blue metro line "D".
In their analysis, the researchers relied on information on the cost of properties from cadastral offices, that is, directly from purchase and sale contracts. Average prices were formed based on transactions made during the second half of 2017. Both secondary housing and new buildings of all types (brick and panel houses, etc.) were taken into account.
As reported by Vinegret.cz, the most expensive metro station in terms of nearby apartments turned out to be Staroměstská. Here, buyers paid an average of 170,974 crowns per square meter. The most affordable apartments were near the Roztyly metro station. There, a square meter cost 52,928 crowns.
For a clear example: a typical three-room apartment with an area of 80 square meters near the Roztyly station could be purchased for 4,234,240 crowns, while those wishing to live near the Staroměstská metro had to pay three times more for the same area – 13,677,920 crowns.
